Why Renting in the UK is Becoming as Tricky as Buying

5 min read

If you’ve been looking to rent in the UK lately, you’ll know it’s not exactly a walk in the park. In fact, the UK rental market in 2025 is becoming just as tricky, and competitive, as buying a property.

The current climate is a mix of high demand, nervous UK landlords, and limited stock. Add in the uncertainty around the Renters Rights Bill, and you’ve got a recipe for stress.

If you don’t have a ‘pristine’ credit history, you may be turned down by the credit agency and lose the rental property. I have spoken to many people who are in a ‘catch 22’ position. The main options are to pay 12 months up front (which the Renters Rights Bill will ban) or have a UK Guarantor. Even then landlords may be nervous as the eviction process will be much tougher and lengthy with the new laws.

Let’s break down why renting in the UK feels like such a vicious circle right now.

The Renters Rights Bill – Still Up in the Air

The Renters Rights Bill was designed to give tenants more security and rights, but it’s left landlords cautious. Many are holding back, waiting to see what becomes law. The key sticking points, harder evictions, pet clauses, and limits on rent in advance, make landlords nervous. Rather than rushing to take on a tenant, many landlords are happy to sit tight and wait for what they see as the “right profile.”

UK Landlords Are on Edge

With the Bill looming, UK landlords are extra picky. Credit scores, employment history, and even lifestyle choices are under more scrutiny. Families with children and pet owners are often pushed down the list. It’s not uncommon to see properties receive six offers from tenants without pets and landlords or agents decide it’s not even worth considering anyone else.

For those renting in the UK with pets, this is the harsh reality. Many landlords and entire buildings still say “no pets.” This isn’t likely to change quickly, despite nearly half of UK households owning one. Any excuse can be used to decline a tenant with pets, such as noise, potential damage, and neigbourhood complaints.

For now, pet-friendly rentals remain the exception rather than the rule. Even with the Renters Rights Bill stating that landlords cannot ‘unreasonably’ refuse a pet, landlords cannot even ‘ask’ a tenant to take out pet insurance  How does that improve the relationship between landlords and renting to persons with dogs or cats?

Less Stock, Higher Demand

Another major issue is supply. Many landlords are selling up, partly due to tax changes and constant new regulations. This has led to a UK property shortage, meaning fewer rental properties available just as demand is hitting record highs.

On portals like Rightmove, properties are snapped up quickly. So many listings already show “let agreed” by the time tenants click through. The shelf life of a rental is short; hesitate and you’ve missed it.

Renting vs Buying: The Similarities

Buying in the UK has always been tough with stamp duty, mortgages, bidding wars. Now, renting is showing similar traits. Multiple offers, sealed bids, and landlords picking who they see as the “best fit” are becoming the norm.

It’s not always about the highest rent either; landlords look for financial stability and lower risk. This is why paperwork matters more than ever. A strong credit score, reference letters, and financial clarity can put you ahead. For pet owners, a Pet CV  is essential to stand out in the competition for pet-friendly rentals.

Tips for Renting in London and Across the UK

If you’re relocating or unsure of which area in the UK suits you, planning is crucial. Know your budget, your maximum rent, and what agents will look for in your references. Don’t wait until you land in the UK to start your search. It’s competitive enough already.

For those renting in the UK with pets, factor in extra time. You’ll need patience, persistence, and flexibility. Many landlords won’t say yes, but some will. Having all your documents ready, from Pet CVs to proof of income. Preparation gives you a fighting chance.

And if you’re London-bound, here’s one of the most important tips for renting in London: don’t rely on portals alone. By the time a property appears on Rightmove or Zoopla, it may already be gone. The best approach? Call agents directly or WhatsApp them. Building relationships means they think of you first when something comes up.

Final Word

The UK rental market in 2025 is tough, no doubt about it. Between the uncertainty of the Renters Rights Bill, nervous UK landlords, and the ongoing UK property shortage, finding a home feels more like entering a competition. For pet owners, the challenge is even greater, with limited pet-friendly rentals available.

But with preparation, persistence, and the right paperwork, you can still secure the right place. Plan ahead, act quickly, and don’t get disheartened. Renting vs buying may now feel equally stressful, but it’s not impossible, especially if you know how to play the game.
