Rental Approval Service
Your offer has been accepted. Now let’s make sure you get the keys.
Referencing, affordability and paperwork are where good tenancies fall apart. We make sure yours doesn’t.
£245 · Flat fee · Paid upfront
The risky bit nobody warns you about
In London and across the UK, the hard part is often not finding the home. It’s the fortnight after the offer, when referencing companies, agents and landlords decide whether you are the tenant they want.
A missing payslip, an overseas employment contract, no UK credit file or a guarantor who doesn’t quite qualify can be enough to lose the property, and sometimes the holding deposit with it.
- 🔎Referencing and credit checks are stricter than ever
- 💷Affordability rules that don’t fit overseas or self-employed income
- 🏃Other applicants ready to step in if yours stalls
- 🔒Holding deposits at risk if the application fails
What’s included
An experienced pets and property specialist in your corner, from the accepted offer to the signed tenancy.
Application review
We go through your application and documents before the agent does, so nothing avoidable holds you back.
Early warning on issues
Gaps in income evidence, credit history, references or right to rent are spotted while there is still time to fix them.
Referencing and affordability
Practical advice on guarantors, rent in advance and presenting overseas or self-employed income in a way referencers accept.
Negotiation support
Where needed, we speak the agent’s language and support you through negotiations with the letting agent or landlord.
Who it’s for
- Relocating to the UK with no UK credit history or UK payslips yet
- Moving for work, with an employment contract that hasn’t started
- Self-employed, contractors and company directors
- Renters who have been caught out by referencing before
- Anyone renting with pets who wants the pet side of the application airtight too
You don’t need a pet to use this service. Referencing problems affect every renter.

How it works
Book and pay
£245 paid securely by card. No payment, no booking.
Send us the details
The property, the agent, where the application stands and the documents you have been asked for.
We get to work
We review everything, tell you exactly what to fix and support you until the tenancy is secured.
Get in touch as soon as your offer is accepted, ideally before you pay a holding deposit. The earlier we see it, the more we can fix.
If it doesn’t work out
We can find you the next one
Sometimes a property falls through for reasons nobody can fix. If that happens, our E-Broker Service takes over the search: a dedicated broker, genuinely pet-friendly shortlists and direct negotiation with landlords and agents.
Questions we’re often asked
Do I need to have a pet?
No. The service is the same with or without a pet. If you do have one, we make sure the pet side of your application is just as strong.
I’m moving to the UK from abroad. Can you still help?
Yes, it’s one of the most common situations we handle. Without a UK credit file or UK employment history, referencing often stalls. We explain what agents will ask for and how to present your application so it gets through.
When should I contact you?
As soon as your offer is accepted, and ideally before you pay the holding deposit. If referencing has already started, get in touch anyway. There is often still time to put things right.
Can you guarantee my application will be approved?
No. Referencing decisions are made independently by agents, landlords and referencing companies. We make sure your application is as strong as it can be and that nothing avoidable holds it back.
How is this different from the E-Broker Service?
Rental Approval is for when you have already found the property and need help getting it over the line. The E-Broker Service is for when you want us to find the property too, from the search through to the keys.
Found the property? Let’s help you secure it.
£245 flat fee, paid upfront. Speak to us first if you are not sure it is the right fit.
Please note: as referencing decisions are made independently, we cannot guarantee that an application will be approved or that a tenancy will proceed.
